CASE STUDY: KIRK KAPRELIAN TENANT IMPROVEMENT

The client approached Meram Building Companies West needing to have construction drawings for his tenant improvement prepared and submitted to the City of Scottsdale within two weeks. Meram Building Companies West accepted this daunting task; not only promising to have plans prepared in two weeks, but also promising to have the client’s interior build-out complete and ready for occupancy within 6 months. A final scope of work was agreed upon; which included the Preparing of Construction Drawings, Coordinating the Submittal Process with the City, and Complete Interior Build-Out.

Meram Building Companies West in-house capabilities allow them to take on time sensitive projects, such as this one. Our in-house capabilities allow us to streamline all projects by controlling the crucial components of the project. Because of this, we can promise our clients a completed project on or ahead of schedule.

Our in-house architecture allowed us to get started on the construction drawings for this project immediately, and plans were submitted to the city in two weeks as promised. While the plans waited at the city for approval, construction began on the project. Our in-house trades gave us the opportunity to get started on the construction without delay. The rough framing and rough electrical were started and ready for inspection prior to building permit being issued. On the day that the building permit was issued by the City of Scottsdale, the first inspections were called in.

With no margin of error, the construction continued to move full speed throughout the entire build-out. As one trade finished up, the next one came in and picked up right where the previous trade had left off. Critical attention was paid to the timing and scheduling to ensure that the project would be delivered on-time to the client. All trades and sub-contractors were expected to complete their scope of the work within a very tight time period. The trades and sub-contractors were successful in this endeavor and the project was finished on time, six months from when the client approached Meram Building Companies West.
